How We Work with Buyers
Our primary objective, when working with you as a buyer, is to carefully listen to your concerns, requirements, and lifestyle objectives, so that we can best match you with the home and community which meet your needs. During our initial consultation, in addition to learning about your requirements and concerns, we will educate you on all aspects of the buying process, including: community information, schools, commute options, employment options, pricing, the market conditions, financing, and the escrow process. Our goal is to help you make the best buying decision for yourself and your family.
We rely on our ability to quickly understand and empathize with your needs, coupled with our extensive market knowledge, creativity, and perseverance to get results. Our availability, attention to every detail, and follow-up are greatly appreciated by our clients. Our many resources, in every aspect of the purchase and move, help make this transition as stress free as possible.

Finding Your Home
  1. Initial Consultation
    Objectives:
    • To determine your wants and needs, family status, lifestyle considerations, price range, time frame, long range objectives, etc.
    • To educate you as to the current market conditions, to include: buying strategies, availability of properties, financing options, local builder reputation, appreciation factors, and the escrow process.
    • To provide general community, neighborhood, school, recreational, and commute information.
  2. Guide you in the selection of a lending institution and in the pre-approval process.
  3. Use due diligence in finding your perfect home by utilizing the Multiple Listing Service (MLS), networking with the brokerage community and Empire Realty agents, and utilizing additional resources available , such as calling or mailing into target neighborhoods to locate homes not yet on the market. We will preview properties to select those which meet your requirements, as we respect your time.
  4. Introduce you to the new home subdivisions and custom builders which meet your requirements.
  5. If you prefer, we will provide you with lists, maps, and property information on available homes for sale for your preliminary exploration of neighborhoods.
  6. Enroll you in our Homes by Email Program for email updates of new listings as they come to market.
The Offer
  1. Thoroughly explain the purchase agreement and its contingencies.
  2. Package the offer and personally present it in order to negotiate on your behalf to obtain the best price and terms for you.
  3. Facilitate the escrow process and coordinate with all inspectors, the loan agent, the escrow officer, the appraiser, the seller's agent, and relocation counselor (if applicable). In other words, take care of all the details for a smooth closing.
  4. Provide on-line tracking of escrow, reports and paperwork through our web-based transaction system for your convenience.
  5. Recommend and coordinate with any needed inspectors, in addition to any trades people that you may require, such as: painters, carpet installers, designers, handymen, contractors, landscapers, etc.
  6. Recommend and coordinate with moving companies, supply lists of utilities and other services, and aid in school registration procedures for children.
  7. Communicate with you every step of the way---by phone, email, fax---and close escrow on the scheduled date.
  8. Provide post closing follow-up and continuing client care!
